Viewings

We accompany and conduct all property viewings on behalf of the Landlord. In some cases, a tenant may not have left and may give us specific times for viewings, although we do ask them to be as flexible as possible. We have keys to all our properties and can generally access properties to suit your availability. To save time in the long run, you should try to ensure that anyone likely to share in the decision views the property as well.

Please be on time for viewings. We will arrange to meet you at the property.

Reserving A Property

If the property is suitable for you, don't delay your offer as it could get secured for let by someone else on the same day!  If your offer is accepted, to reserve the property the Landlord would request a Holding Deposit equivalent to 1 weeks rent and ask you to complete an application form on our website. The property would then be reserved for 7 days during which full referencing must be completed.

We do not accept maintenance verbally as we require an audit trail.

For any out of hours emergency maintenance only, between 5pm - 9am Mon/Fri, anytime Sat/Sun and bank holidays, please refer to the Emergency Contact Sheet (copy on your Arthuronline account) which provides the Emergency contact numbers of approved external contractors. An emergency would be defined as per the situations detailed on the Emergency Maintenance sheet and below

  • Total loss of heating and hot water (making sure you have a gas/electric supply and the boiler has been topped up if required before calling the plumber)
  • Loss of power that cannot be turned back on via the fuse box
  • Water Leaks that cannot be turned off at the mains, (You need to acquaint yourself with where the stop cock is in your property)
  • Gas Leaks – Call Transco and notify MK Lettings within 24 hours via email
  • Fire – 999 – notify MK Lettings within 24 hours via emai
  • Burst Water Mains – Turn off at stopcock, call Anglian Water and notify MK Lettings within 24 hours via email
  • Major Building Damage – notify MK Lettings within 24 hours via email
  • Gas Emergency – National Grid 0800 111999 – notify MK Lettings within 24 hours via email

 Please Note: If you call our Emergency Contact approved contractors and request a visit for something that is not considered an emergency, you will be liable for any expenses incurred due to the call being out of hours.

You will need to fill in an application form on our website and pay a Holding Deposit equivalent to 1 weeks rent. Once we have received both of those we can start the process of completing your application.

You will meet our external inventory clerk on the day you move in, in order to complete the inventory and check-in report. Once this has been satisfactorily completed, you will be given keys to the property and the house will be yours!

In accordance with Part 6 of the Housing Act 2004, landlords and agents are now required to protect deposits taken for assured short hold tenancy agreements (ASTs) in an approved scheme. Your deposit will be registered with My Deposits. You will usually receive notification of registration from the My Deposits within 28 days of paying your deposit to us.

These are looked at on a case-by-case basis and ultimately will come down to the discretion of the landlord.

We appreciate things don't always go as planned, however it is important to ensure that your rental payments are kept up to date. You may be charged if rent is late, so you need to contact us as soon as possible to see what assistance we can provide you. In our experience, the sooner you call, the sooner we can make the situation better, the longer it's left, the more there is to deal with. There are number of debt advice agencies that you will be able to talk with.

At the end of your tenancy, dependent on all your tenancy terms having been met, we aim to return your deposit cheque to your forwarding address within ten working days from the official vacating date.
